By placing a booking with us (the property owner or his/her representative) you (the lead guest) and your booking party (guests) agree to the following terms and conditions as set-out. During your stay you agree to abide by the subsequent conditions as set-out. If you have any questions about booking with us, please Contact Us before making a booking.
To place a booking with us the lead guest must be at least 18 years of age. All children must be accompanied by an adult who is also staying at the accommodation, for the duration of the stay, except by prior arrangement with the management. The maximum number of staying guests per room is illustrated in the room occupancy details on the website. Where the person making the booking is different to the lead guest taking up the occupation, the person making the booking may be held responsible for cancellation, non-arrival and damages as set-out within. Only the lead guest and the named booking party are allowed to use the property and its facilities, any third party visitors are only allowed access at our express permission.
Payments can be made on-line using a debit/credit card, via our secure payment processor Stripe.
All guests agree to respect the privacy and peace of all other staying guests, neighbours and the owners at all times. We reserve the right to cancel a booking with immediate effect if guests are not honouring this agreement or causing a disturbance/nuisance to other guests, neighbours or the owners.
Check-in & Check-out
Guests must adhere to the check-in and check-out times stated below;
- Check-in from: 3:00 pm on day of arrival
- Check-out by: 11:00 am on day of departure
Entry to the accommodation is by a unique access code which we will send via email once you have booked. As such you are free to check-in at any time after 12:00pm however we request that if you are arriving late in the evening you remain mindful and considerate of other guests and neighbours and keep noise to a minimum.
Cancellation, Returned Deposit & Non-Arrival Conditions
Guests who need to cancel a booking should contact us as soon as possible. Deposits already paid are only returned in accordance with the following conditions;
- Cancellations made 14 days or more from arrival date will receive a refund of 100% of the booking cost, minus any payment processing fees if these have occurred with your booking (generally there will not be any such fees).
- If your cancellation is due to extenuating circumstances please Contact Us, we will assess on a case-by-case basis.
Non-arrival guests, who are unable to attend or fail to attend for whatever reason forfeit their deposit paid and the full amount of the booking will be due. It is suggested that booking guests take out appropriate holiday / cancellation insurance where required.
In the rare event we need to cancel your booking with us, please be aware that we cannot be held liable for circumstances beyond our control and that our liability to you is limited to the refund of any payment already made.
WiFi Fair & Appropriate Usage Policy
Where WiFi Internet access is provided, guests accept to use this access to the Internet fairly and appropriately. We may monitor network performance and user usage in order to maintain a fair and high level of service to all our guests.
The Internet access provided is intended for general use such as access to the world wide web, email, messaging, social media, video/music/media streaming. Access to illegal activity or use of our network for illegal activity is not prohibited and will be reported to local authorities.
Damages & Lost Property
We reserve the right to charge the lead guest for any damages caused through the course of a booking by any member of the booking party. This includes breakages, spillages, stains, damage to furniture or fixtures and fittings. Any accidental damages should be reported as soon as possible in order to minimise damage and associated costs. Damaged, lost or removed TV remotes, kitchen equipment, crockery, fittings etc. will incur a replacement charge.
Any lost property, if discovered and found, left behind by guests during a stay will be held for a period of 1 month. While we will make our best efforts to reunite lost property with their owners we accept no responsibility in replacing lost items and encourage guests to ensure they have all their belonging before checking-out. We may offer to post lost items via recorded delivery at the cost of the property owner, otherwise collection can be arranged.
City Studios operates a strict ‘No Smoking’ policy which incorporates all areas of the Apartments including bathrooms, the hallway and stairs area; smoking out of all windows is also prohibited. The alarm system and smoke detectors are very sensitive and will be triggered by any smoking activity.
SMOKING OR EVIDENCE OF SMOKING WILL RESULT IN A FINE OF £200
Pets & Service Dogs
We do not accept pets throughout the accommodation, except for service dogs. Please note that a flight of stairs provides access to the apartments which are situated above a commercial premises.
Due to our city centre location, the property has no on-site parking but there are numerous opportunities for FREE parking nearby.
There is a large public car park at the rear with walkways entering at both the top and bottom of Fore Hill. The bottom section of the car park is 24 hours but with restrictions between 8am and 10am (only allowed to park during this time for 90 minutes); this means in reality, that you must move your car before 9.30am if parking there from the night before. Outside of these times, you can park all day and night time without charge. The top section of the car park is 4 hours only between 8am and 6pm; in reality, this means that you must move your car by 12pm if parking there from the night before. After 2pm, parking is allowed until the next day as the 4 hour restriction will expire at 6pm.
If the car park restrictions are a problem, there is parking in nearby residential streets around the bottom of Fore Hill that do not have ‘residents parking permit’ schemes.

Due to the unique nature of the premises which is a converted stock floor of an old Woolworth store, the apartments at City Studios are located on the first floor at No. 10 Fore Hill. Unfortunately we are unable to accommodate wheelchair or special access needs, as the apartments are accessed via a flight of stairs from street level. If you are unsure, please do not hesitate to Contact Us to ask whether we will be able to accommodate your needs.
Your Personal Details & Privacy
We are required to keep a register of guests over the age of 16 who stay with us, this includes full names and nationality, and/or passport numbers, place of issue, details of next destination if they are non-British, Irish or Commonwealth guests. This is in accordance with the (Immigration (Hotel records) Order 1972). These records are kept for a minimum of 12 months and in accordance with the DPA (Data Protection Act 1998) and the GDPR (General Data Protection Regulation).

Our Right To Cancellation
We reserve the right to cancel any booking without compensation, refund or reimbursement if the terms of these conditions are breached.
